What to Do When You Have No Hot Water

Few things are more frustrating than turning on the tap and realizing you have no hot water, especially during colder months. Whether you’re managing a home, office, or multi-unit property, knowing what to do next can save time, stress, and costly damage.

Here’s a quick guide to help you troubleshoot and when to call in the pros.

1. Check the Power Source

  • Electric water heaters: Make sure the breaker hasn’t tripped.

  • Gas water heaters: Check if the pilot light is out or if the gas supply has been interrupted.

No obvious issue? It's time for professional inspection.

2. Inspect the Thermostat

A malfunctioning thermostat or incorrect setting could cause lukewarm or cold water. Some systems allow you to adjust the temperature. Just be sure to stay within a safe range (49–52°C / 120–125°F).

3. Listen for Unusual Sounds

If your water heater is making banging, popping, or rumbling noises, sediment buildup could be the issue. This affects performance and efficiency and can shorten the lifespan of your tank.

4. Check for Leaks

Pooled water, rust stains, or corrosion at the base of your water heater may indicate a leak or internal damage. In most cases, that’s a sign you’ll need a replacement.

5. Consider the Age of Your System

Water heaters typically last 8–12 years. If yours is older and constantly acting up, investing in a new energy-efficient model could save you more in the long run.
